PMI Quick Take for KeyStone @ Mandai

What a six-year rent run does and does not say about yield, holding costs and exit.

Short on time? This digest condenses the September manufacturing figures that Trading Economics and Red Hot Singapore published on 2 October 2026, and then sets them beside KeyStone @ Mandai.

Three Points Before You Look at KeyStone @ Mandai

The Detail Behind the Numbers for KeyStone @ Mandai

Electronics covers more than a third of manufacturing output, and Red Hot Singapore says it lifted orders, factory output and employment. Trading Economics adds that order backlogs kept growing and that finished-goods inventories fell for an 11th straight month because of supply disruptions and higher import costs, not weaker demand. Supplier delivery times lengthened for a ninth month, and input costs rose, mainly in chemicals and petrochemicals, according to Red Hot Singapore.

Why the Electronics Lead Matters Near KeyStone @ Mandai

Electronics is the heaviest single component of the survey, and the 16-month run that Red Hot Singapore describes helps explain why the headline number keeps edging up. The survey does not break its results down by estate, though, so it cannot be tied to Mandai in particular. It is best treated as a national backdrop.

The mix of signals deserves a plain reading too. Rising input costs and longer delivery times are not signs of weakness here: Red Hot Singapore lists them beside expansion, which is the pattern of a busy sector. Falling finished-goods inventories, which Trading Economics attributes to supply disruptions and higher import costs, complete the picture.

Where KeyStone @ Mandai Fits

KeyStone @ Mandai is a freehold B2 ramp-up industrial development at 2C Mandai Estate, Singapore 729900, in District 26. Bayswood Pte Ltd, under the Unitedland Development group, is building 69 units, made up of 68 factory units and one canteen, each of roughly 1,647 to 2,045 sq ft, across 10 storeys. The units are column-free, and a ramp serves every floor.

Column-free layouts leave floor plates open for machinery and racking, and ramp-up access allows vehicles to reach each of the 10 floors. Those are design facts of the building, set out on the project pages, and they stay the same whatever any monthly survey shows. The developer, Bayswood Pte Ltd, has the building on a freehold title, which also sits apart from the survey.

The estimated TOP is 31 December 2028, with legal completion on 31 December 2031. The project details page sets out the specifications, and the homepage offers the broader overview.

The survey describes factories in general. It carries no number for this building, and nothing in it speaks to how any one unit will perform.

Verdict: September's factory data points to a sector in expansion, and KeyStone @ Mandai is a freehold B2 option for companies that want to talk through unit choices with the Sales Concierge.
