153 Kampong Ampat: Dates to 23 Oct

What a six-year rent run does and does not say about yield, holding costs and exit.

EdgeProp reported on 28 September 2026 that 153 Kampong Ampat, a seven-storey freehold multi-use industrial development in the Tai Seng-MacPherson area, was launched for collective sale by public tender. According to EdgeProp, citing the marketing agent's release, the guide price is $105 million and the tender closes at 10am on 23 October 2026.

The site is a corner plot bounded by Kampong Ampat and Upper Aljunied Link, with extensive road frontage. Land area is 43,354 sq ft, zoned Business 1 at a plot ratio of 2.5, while existing gross floor area is about 114,969 sq ft, an existing plot ratio of about 2.65, so the zoned ratio sits slightly below what stands on the land. EdgeProp relayed the release's figure of about $913 psf per plot ratio for the guide price. Authorities have indicated support for workers' dormitory use, subject to approval of a detailed proposal and compliance with planning and regulatory requirements.

What Industrial Buyers Can Weigh Until the Tender Closes, Beside KeyStone @ Mandai

Each deal in the sequence has a different structure: a strata-titled building, a whole-building sale, an en bloc sale and a launch with units taken up. The tender at 153 Kampong Ampat is a collective sale of a whole freehold building by public tender, so it sits closest to the whole-building sales. That is a reading of structure only, and EdgeProp's report does not compare prices across them. The marketing agent said, as reported by EdgeProp, that the performance of industrial launches and transactions in 2026 reflects sustained demand for well-located freehold assets, particularly in established city-fringe precincts. The agent added that the site should attract a diverse pool of purchasers for owner occupation, redevelopment or potential dormitory use, the three routes named in the release. The next fixed date is 10am on 23 October 2026, and any outcome will be reported by the parties and the media as it is released.
