From a Record Quarter to What's Next

What a six-year rent run does and does not say about yield, holding costs and exit.

Singapore's property investment market has moved through three distinct phases in 2026. The first quarter brought in $16.2 billion, the second $15.5 billion, and the third settled lower at $10.7 billion, according to Knight Frank Singapore's latest review. Lining those quarters up gives a cumulative total of $42.4 billion in 2026 up to the report, a figure that has already overtaken the $40.7 billion recorded across the whole of 2025, with one quarter still to be added to the tally and the year's trajectory already clear even before that final number lands.

What comes next, in Knight Frank's reading, is a push toward the finish line. Melvin Chay, the firm's interim head of capital markets, expects the full year to close near $50 billion, which would set a new all-time high for the market and would require roughly $7.6 billion more changing hands between the report and the close of the year. He points to one specific driver behind the timing of what happens in that stretch: the prospect of higher interest rates, which could lead some owners to bring deals forward and close before the year is out rather than carry them into 2027, compressing what might otherwise have been a slower final stretch into a busier one.

The industrial segment's own timeline tells a sharper story. Industrial deals totalled $2 billion in the third quarter, more than double the previous quarter's figure, with JTC's land programme supplying much of that momentum. Three Business 2 sites changed hands through the tender process during the quarter: Jalan Buroh at $214.4 million, Kaki Bukit at $52.8 million and 5 Tuas Avenue at $43.4 million. Two worker-dormitory sites followed the same route, at Kranji Close ($343 million) and Lok Yang Way ($221.7 million), rounding out a quarter that moved industrial land well beyond its usual pace and totalling close to $875 million across the five sites.

Whether that pace holds into the final quarter is the open question Knight Frank's own commentary points to. A run of deals closing before year-end, driven by rate considerations rather than a change in underlying demand, would be consistent with the figures already on the table, and would also be consistent with industrial land continuing to draw the kind of institutional interest the third quarter displayed.

What's Next for KeyStone @ Mandai Through the Rest of the Cycle

None of the five JTC awards from the third quarter sit in Mandai itself, but the broader timeline they point to, of institutional capital continuing to commit to industrial land through to year-end, sits alongside KeyStone @ Mandai's own construction and handover schedule as two separate clocks running at the same time.

KeyStone @ Mandai sits in that same freehold Business 2 ramp-up category, at 2C Mandai Estate, with 69 units in total, 68 of them factory units of roughly 1,647 to 2,045 sq ft plus one canteen, spread across 10 storeys and developed by Bayswood Pte Ltd under the Unitedland Development group. Its column-free layout and ramp-up access to every floor are designed to support a wide range of production uses as an occupier's needs change over time. The project's own timeline runs well past the current investment cycle: units have been on sale with the latest move recorded on 14 July 2026, vacant possession is estimated for 31 December 2028, and legal completion follows on 31 December 2031. Ahead of those dates, a prospective buyer can review the full specifications on the project details page, start from the KeyStone @ Mandai homepage for the broader overview, and reach the Sales Concierge through the contact page with any timeline or unit questions.
